This First Home loan product is only offered by a select number of banks and has a stricter criteria than a standard home loan. As such, a few more documents are required for the application:
What is a preapproval?
A pre-approved home loan gives you certainty as to how much you can borrow and the approximate purchase price range you can look at so you can house hunt, or plan your build, with confidence.
What income can I use to calculate home loan servicing?
Salary, bonuses, commission, rental, and border income are the main types of acceptable income. However other investment income can also be used. Banks discount some income types, particularly if there are annual fluctuations.
I have a business, but I cannot prove my income, can you help?
Yes. There are a few options for people who are self-employed but cannot provide their most recent financials. These are generally referred to as Low Document loans and supporting income. Interest rates are generally slightly higher than normally advertised to counter the additional risk to the lender.
I've just arrived in New Zealand. Can I still get a home loan?
You can - subject to having the income to match your loan needs. Lenders prefer local income, so if you are using overseas income you should expect they will discount this income down in reviewing your ability to service the loan.
